Family Develops Garden Homes of Warren Park Subdivision Near Waco to Offer Quality Custom Homes Starting from The $325’s with a Rich Family History

Hewitt, Texas – As housing costs continue to rise with interest rates sure to follow, a new subdivision located just south of Waco, Texas, in Hewitt, offers buyers an affordable custom home option. Garden Homes of Warren Park is a 27-lot development built by award-winning builder Pat Hambrick and developer Phil Neely. Lots are now for sale to buyers who want to build their own custom home with new home prices starting from the $325’s.

While Garden Homes of Warren Park is a new development, the land it sits on dates back to 1893, when the city of Hewitt was founded by John Allison Warren.

Warren’s grandson Cleon owned several acres in, some of which were eventually passed on to his step-daughter Mary Ruth and son-in-law Othel Neely. Othel broke ground on Garden Homes of Warren Park as his final career project and first collaboration with his son, Phil. Phil grew up visiting his grandfather Cleon and grandmother Flora Lee on land that is now the new development. It’s where he learned to hunt, milk cows, and explore nature.

“I still have a strong connection to this piece of property,” says Phil.

Othel and Phil partnered with award-winning builder Pat Hambrick, who has been building quality custom homes since 1981 and whose office was across the hall from Othel’s for over twenty years. The two worked together on numerous projects.

“This was Othel’s last venture,” says Pat, “and I’m glad I was able to be a part of it.” Pat brought his experience, care, and attention to detail to the garden homes in the subdivision. A resident himself, buyers can be confident in the quality.

The 27-lot subdivision is an intimate, community-focused neighborhood made up of two streets, one of which is named after Cleon Warren’s wife, Flora Lee. New Home buyers work with Pat to design and build their custom home. Each home is unique and custom-built with quality construction and energy-efficiency features, including natural gas to reduce maintenance costs.

The location of Garden Homes of Warren Park is off Interstate 35, making for easy access to the bigger metroplexes, and the subdivision is centrally located in Hewitt, five to 10 minutes away from the best medical facilities in Texas, multiple grocery chains, school districts, Baylor University, and restaurants and shopping. The development is also right next to Warren Park, which was donated to Hewitt by the Warren family.

While Othel passed away before construction at Garden Homes of Warren Park began, he left the project in very capable hands and assured a new Warren family legacy was established for years to come.
